Master Plan for New Settlement

Dunsfold Park Ltd (a joint venture between the Rutland Group and the Royal Bank of Scotland)
SPA leads the planning team in producing a Master Plan for a new settlement that meets the client’s goal of “a national exemplar of sustainable development”. Based on an inherited estate of 0.5 million sq.ft. of business space, some 2600 houses are planned together with a village centre and new public transport services.
The village aims to reduce the need to travel through a compact design in which walking and cycling take precedence and key shops and public services are provided within walking distance of homes and jobs. Furthermore, in the sale and rental of housing, those working locally will receive priority.
Environmentally the scheme will set aside 60% of the site for open space, and be powered entirely by energy from a Combine Heat and Power plant which draws its fuel from renewable local biomass. The scheme is designed to achieve Level 6 of the Code for Sustainable Homes for energy and water. |
