Dunsfold Park, near Cranleigh, Surrey:
Master Plan for New Settlement
2001-ongoing
Dunsfold Park Ltd (a joint venture between the Rutland Group and the Royal Bank of Scotland)
SPA leads the planning team in producing a Master Plan and
securing planning permission for a new settlement that meets
the client’s goal of “a national exemplar of sustainable
development”. Based on an inherited estate of 0.5 million
sq.ft. of business space, some 2600 houses are planned together
with a village centre and the restoration of the adjacent Wey
and Arun Canal.
The mix of housing is designed to reduce the need to travel
by matching house prices to (surveyed) local incomes and by
prioritising those working locally in the sale of housing.
Environmentally the scheme will provide for closed-loop 100%
water re-cycling, energy from waste systems and from locally
sourced biomass, a carbon neutral PRT (Personal Rapid Transport)
system and the creation of new areas for nature conservation.
Car user charging is also being examined. |
